Don’t Wait for Spring to Sell Your Home

Home sellers often wait until spring to put their properties on the market because that is when there tends to be the most buyers. Homes listed between mid-March and mid-May often do sell faster and for slightly higher prices than those listed at other times of year, all else being equal.

However, local market variations can shift the ideal listing time.

In some areas, January can be an excellent month to list a home, too. Since many sellers wait for spring to list, there often is a shortage of homes for sale in January, skewing the supply/demand balance in sellers’ favor. Data does show that regions without distinct climate changes, such as Texas and California, have little variation in sale price based on listing month, making winter months an equally viable option for sellers.
